If we agree to manage your property, it is important for you to understand that we have high expectations of you, the owner, just as we have high expectations of ourselves and our tenants. We will expect you to be willing to let us maintain the property to the high standards that enable us to maintain our reputation as providing high quality housing and outstanding service at reasonable rates. Annual Reviews

  • Each year we will visit your property and do a walk through inspection to identify items which need to be repaired.
  • We will also do a competitive market analysis to insure that your monthly rent is in line with current market conditions.


Comprehensive Tenant Screening

  • Our four point screening process includes a credit history check, a rental history check, a criminal history check and an employment verification.
  • Every tenant is charged an application fee which is used to pay the cost of these background checks.
  • This process is designed to provide you with the highest returns on your investment by having the right kind of tenants in your property.


Loaner ACs/Heaters

  • One of the unique services provided by Schoolcraft Realty is the availability of loaner air conditioners and heaters for use during extreme temperatures when the ac/unites or heaters cannot be fixed in a short period of time.
  • This is done at our expense to provide an enhanced tenant experience which ultimately results in a better reputation and top tier rental prices for the properties we manage.


Prompt Make Ready

  • As soon as we receive notice that a tenant is vacating, we go to work.
  • We arrange a pre-move-out inspection so that we can get an early understanding of what repairs and upgrades will be necessary.
  • We then make sure that our contractors are ready to start on their respective tasks as soon as the property is available using our custom software program to help with our scheduling and tracking of all make-ready tasks.


Competitive Bids

  • We generally request bids from two or three different contractors for jobs such as painting and flooring.
  • We always insure that you are getting the best possible work at the most reasonable price available.


Electronic Fund Transfer

  • Thereâ??s a lot of truth to the old adage that â??time is moneyâ??.
  • We have arranged with our bank to provide electronic funds to transfer to you on your request.
  • We encourage our tenants to set up payment of their rent through electronic transfers.


On Staff Licensed Insurance Adjusters

  • Our on staff licensed insurance adjusters recognize when a loss may be covered by insurance and then they facilitate the processing of your insurance claims.
